RHC is an institutional private equity fund manager and vertically integrated real estate manager headquartered in London with offices in Helsinki.

Role Overview: 

We are looking for a Technical/ Construction Manager to run our technical property management/construction team. The successful candidate will be a strategic thinker who can oversee a team of two professionals and support the growth of our AUM and team. The current portfolio comprises some 5,200 units of mostly residential Finnish assets owned by Round Hill Capital and its partners. 

Key Responsibilities:

  • Long-Term Capex Planning: Responsible for long-term capex planning for portfolio properties.
  • Annual Capex and Repairment Budget: Preparation, presentation, and implementation of the annual budget.
  • Daily Management: Direct the activities of key partners in the technical area (such as property managers, technical consultants etc.), setting milestones and driving progress.
  • Repair Management: Oversee repair activities from large capex projects to apartment renovations. Lead and supervise major capex projects, including the competitive bidding, management, and supervision of partners (such as construction companies, designers and authorities).
  • Operational Cost Monitoring: Continuously monitor operating expenses and develop operations to maximize cost efficiency. Oversee and manage maintenance, operating costs (such as maintenance companies, energy, service contracts, repairs, etc.).
  • Reporting: Handle investor reporting for your area of responsibility and continuously improve reporting processes.
  • Efficiency and Sustainability Projects: Lead projects aimed at improving operating costs and driving energy efficiency.
  • Stakeholder Interaction: Maintain communication with international partners and investors. Engage with clients and residents, ensuring smooth project collaboration with various project stakeholders.
  • Regulation Tracking: Monitor developments in real estate regulations, including EU Taxonomy and ESG standards.
  • Continuous Improvement: Drive ongoing development and improvement of operations and technology within your area of responsibility.
  • Management Team Participation: Contribute your expertise to the company's management team and participate in the overall development of the company.

Education: Degree in a technical field from a university or university of applied sciences (M.Sc. or B.Sc.).

Experience: At least five years of expertise in technical property maintenance and experience working with rental property portfolios or large real estate companies in Finland. Experience managing large, complex projects, driving cost savings, especially in Finland. Proficient knowledge of the regulatory environment in Finland affecting the construction trades and planning approval process. Experience with international investors is advantageous but not required.

Leadership: Proven experience in effectively managing teams and service providers.

Communication Skills: Fluent verbal and written communication skills in both Finnish and English.

Proactive Approach: Ability to identify and address issues and solve problems.
